How it works technically

Seven specialised research passes run in sequence — strategy, market intelligence, suburb discovery, suburb qualification, property profiling, report synthesis and live listing search. Each one hands structured findings to the next, so the final shortlist carries the reasoning of everything before it.

Every pass is built on Claude with live web search. Runs take 10–15 minutes. Identical searches are cached for three days and return instantly.

Good properties start with good locations.

Property Pulse works from the Australian economy all the way down to the individual block.

What it costs

You pay for the research, not a subscription.

A search runs seven AI agents across the market for ten to fifteen minutes. That compute costs real money — so you either bring your own API key and pay Anthropic directly, or pay us once and use ours. There is no account fee and nothing recurring.

Use your own API key

$23USD per search

Billed to you by Anthropic, not by us — we never touch the money. Paste an Anthropic key and go. We show the exact cost of every run when it finishes.

Free. You pay Anthropic directly.

Use ours

A$7per search, GST included

No API key, no Anthropic account. One payment buys one complete run, whenever you want to use it. Card handled by Stripe — we never see your details.

Roughly what the compute costs us. This isn't a business.

Reading reports is free. Every completed search is shared anonymously in the library. Before you run anything we show you what has already been researched for a brief like yours — a lot of the time you won't need to pay at all.

You may not get individual properties. You always get the location research. But the agent searches live listings, and if nothing currently advertised fits your budget and yield, the report comes back with few or none. That is a real answer, and the search has still run.

Credits aren't refundable once a search has run, or for change of mind. If a run fails, the credit comes back automatically. Nothing here affects your rights under Australian Consumer Law.

The same brief is free for three days. Re-run an identical search within 72 hours and it returns instantly without costing a credit or a cent.

Tell it what you can spend. See what’s worth inspecting.

Takes a few minutes. You get the ranked locations, whatever is currently listed there, and the reasoning behind both.
