What this is

Property Pulse is research software. It gathers public information about Australian property markets, ranks locations against a brief you supply, and points at listings currently for sale.

Nothing produced here is financial, investment, tax or legal advice, and none of it accounts for your circumstances. Property is illiquid and leveraged; get advice from a licensed professional before you buy.

Accuracy

Figures are estimates gathered by automated web research at the moment you run a search. Vacancy rates, rents, yields and median prices can be wrong, out of date, or superseded before you read them. Listings sell. Verify everything independently — including with a property manager, a building inspector and the relevant council — before making an offer.

What a search does and does not guarantee

A search buys the research, not a particular result. You will always get the location analysis and ranking. You may not get individual properties: the agent searches live listing portals, and if nothing currently advertised meets your budget, yield and preferences, the report will contain few or no properties. That is a valid outcome, not a failed run.

Listings that are returned are matched by an AI reading public listing pages. It can miss properties that would have suited you, and it can include near-misses that do not meet every criterion you set. Always open the listing itself and confirm the price, availability, land size and features before acting on it.

Your API key and costs

Runs that use your own Anthropic API key are billed to you by Anthropic, not by us. You are responsible for that spend. We show the cost of each run when it finishes.

Paid credits and refunds

You can instead buy a credit to run a search on our API key. One credit buys one complete run of the research pipeline. Payment is processed by Stripe; we never see or store your card details.

Credits are not refundable once a search has been run, and we do not refund for change of mind. Because a search consumes real compute the moment it starts, a run that completes has been delivered even if the report contains no individual listings — see the section above.

If a run fails for a technical reason, or is stopped because it exceeded what a credit covers, the credit is returned to your account automatically. If something has gone wrong and the automatic return has not happened, contact us and we will sort it out.

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law, which cannot be excluded. Where our services fail to meet a consumer guarantee, you are entitled to a remedy under that law regardless of the paragraphs above.

Acceptable use

Do not use this to scrape portals at volume, to resell reports as your own advice, or to misrepresent generated research as a professional valuation or appraisal.

Liability

The software is provided as is, without warranty. Decisions you make with it are yours.
